REGINA — The RM of Sherwood will hold a council meeting on Monday to possibly enter into a development agreement with Bell Canada.
Bell intends to build a new 90,000-square-foot AI data centre in the RM of Sherwood, located south of Regina.
According to the agenda, the development permit will be subject to 16 conditions, with approval granted by the RM’s administration.
Key conditions include Bell submitting a grading and drainage plan sealed by a Saskatchewan-licensed professional engineer, completing pre- and post-project acoustic assessments to ensure noise levels do not exceed 70 dB, maintaining stormwater runoff at or below pre-development levels, and providing record drawings to confirm the site was constructed in compliance with all requirements.
Addressing community concerns, the RM released a public executive summary in early April.
Bell has previously indicated responsibility for infrastructure, including roadways around the site, and ensuring the data centre operations don’t tap into municipal water by utilizing a closed-loop system.
As for the RM, it will inspect any improvements responsible for Bell within 14 days of a request.
During Monday’s meeting, the RM is expected to hear from a dozen delegates.
The meeting will take place at the RM’s municipal office at 5:30 p.m.
If finalized, Bell has indicated the first stage of the data centre will launch in mid-2027.
The data centre would also produce upwards of $12 billion in economic spin-off, says Bell.
