REGINA, Sask. — The site of the former Glen Elm Trailer Park has been unoccupied for more than a year, but that could soon change.
A proposed development submitted by Glen Elm Properties Ltd. for 1400 E. 12th Ave. has been posted on the City of Regina’s website for the property near the intersection of Ring Road and Victoria Avenue.
The proposal states that a rezoning bylaw amendment has been requested to change the property from residential manufactured homes to a residential low-rise zone.
“The proposed RL Zone could potentially accommodate townhouses and multi-unit residential buildings with a maximum height of 20 metres,” the description states.
The site previously housed more than 100 mobile units, but that changed after Glen Elm Properties Ltd. began handing out eviction notices to residents, citing water and sewage infrastructure issues as the reason.
Residents pleaded with the City of Regina and the province for help, but ultimately, neither authority could stop the evictions.
Residents also developed a plan to purchase the land but were unable to reach a deal with the property owner.
The last handful of residents moved out in the summer of 2025.
The proposed development will first go to Regina’s planning commission for consideration and approval.
A final decision on the development would then fall to city council.
It remains unclear when Glen Elm Properties Ltd. intends to begin construction on the site.
