Saskatchewan’s housing market remained strong in August, continuing a trend of 26 consecutive months of above-average sales.
The province recorded 1,559 transactions during the month, up nearly four per cent from August 2024 and 15 per cent higher than the 10-year average.
Despite new listings declining by five per cent year-over-year, overall inventory levels stayed stable at just over 4,100 units heading into September. Association CEO Chris Guérette said in a media release that the province’s housing market continues to “outperform expectations,” adding that year-to-date sales are ahead of last year’s near-record pace.
The provincial benchmark price reached $372,200 in August, a slight decline from July’s record but still eight per cent higher than last year. Saskatoon set a new benchmark price record at $435,900, while Regina reported $341,300 – both showing annual growth despite modest monthly dips.
Several smaller communities also posted notable year-over-year gains, with Melfort up nearly 19 per cent and Humboldt up 15 per cent.
With inventory shortages reported across most regions, Guérette said strong demand is expected to carry through the fall, even as seasonal trends lead to some slowing in sales activity.
